Bathroom Upgrades Pay Off

Are you considering a bathroom remodel before you list your Denver home for sale? A professional bathroom remodel is one of the best investments you can make.

National Association of Home Builders study reports a major return on value for extra bathrooms. "When the number of bathrooms is approximately equal to the number of bedrooms, an additional half-bath adds about 10 percent to the home's value, and one additional bath adds about 19 percent."

A mid-range bathroom remodel, which costs $10,500 on average nationwide, repays a home buyer at least 100 percent of the outlay when the property is sold, the home buyer study concludes.

However, Denver home sellers should be aware of the possible dangers in a bathroom remodel. When homeowners spruce up a bath with moderate changes such as fresh paint, new towel racks and light fixtures, the work can be performed by skilled homeowners. If your project includes new flooring, cabinets and fixtures, however, professional results provide the highest return on investment.
