7 Steps to Sell Your Home

Our List & Sell Process "What Is My Home Worth?"
Preparing Your Home for Sale                "My Listing Expired"
Real Estate Contracts Guide "For Sale By Owner"

Our Denver-HomesForSale team has identified seven common steps to selling your home.  These steps begin with an analysis of your underlying motivation to sell and carry you through to Moving Day.

1. Consider Your Motivation
2. Select Your Team
3. Determine the Price
4. Prepare Your Property
5. Implement Our Marketing Strategy
6. Work with Buyers
7. The Closing

1. Consider Your Motivation. A significant question to consider is your underlying motivation to sell. Are you relocating to another city? Is your home too small or too large? Are you looking for a different lifestyle, trying to move closer to work?  Identifying your reasons helps you to answer the next critical question, “What am I expecting to accomplish?”

Some sellers do not need to move, although they’d like to move if the market is right. And some sellers need to move as quickly as possible. Identifying your motivation helps our team serve your needs with a customized approach.

2. Select Your Team. Interviewing Realtors is a critical step in the process of selling your home. Flat fee brokers will put a sign in your yard and list your home in the MLS, allowing you to develop your own brochures and marketing plan. Full-service Realtors will market your home to the broadest Denver audience and work to get your home sold.

The Denver-HomesForSale team undertakes a comprehensive marketing plan unlike our competitors. Contact us and request our marketing presentation and detailed Market Analysis. We are confident you’ll find our fees competitive for the work that we perform with your success in mind.

3. Determine the Price.  There are several strategies to determining the right price. Most Realtors prepare a Comparative Market Analysis, which is a simplified appraisal comparing your home to three other homes within a one-mile radius.

The Denver-HomesForSale team looks at the market from a broader perspective. Buyers, after all, don’t limit their search to a one-mile radius. We consider the full scope of your market area, and we study the absorption rate within your neighborhood. With a significant amount of data, we are able to help you identify a price that is competitive given current market conditions.

4. Prepare Your Property. This step is absolutely critical to the overall success of the sale of your home. Our team begins with a home stager who helps you reduce clutter, assess needed remedial work, and arrange furniture to open up each room’s perspective. In addition to the home stager, you’ll want to read 10 Steps to Prepare Your Property, which will help guide you.

We also hire a home inspector to pre-inspect your home. We take on this additional expense because it alleviates buyer’s concerns early in the sales process. We have often seen buyers call our home inspector for a quick-and-simple re-inspection, bypassing the opportunity to submit an Inspection Notice during escrow. This one step can save you a lot of time and money, not to mention headaches.

5.  Implement Our Marketing Strategy. It’s not enough to put your house in the MLS. It takes a concerted effort to reach Denver’s top Buyer’s Agents with news of your property’s availability. Our team takes time each day to promote your property within the real estate community. It also takes dedication to reach motivated and qualified home buyers. We do that through an internet marketing campaign that includes Virtual Tour technology; studies have shown that buyers linger at home listings that offer a Virtual Tour. Our strong internet presence means that hundreds of buyers see your home each day, right here at http://www.denver-homesforsale.com/, in addition to the RE/MAX international website, Realtor.com, homes.com, trulia and all the rest. With our team, you can rest assured that your home is marketed broadly and effectively to all qualified parties.

6. Work with Buyers. When a qualified buyer shows interest in your party, we go to work to increase his or her motivation. We present your property’s best features while ensuring that the buyer is represented by a reliable lender who is able to close the deal. When an offer is presented, we will assess both the strength of the offer (price and concessions) as well as the strength of the buyer (pre-approved by a strong lender).

7. The Closing.  Throughout the “Under Contract” or escrow period, we work closely with the buyer’s lender to make sure there aren’t any “glitches” in the process. We also work hand-in-glove with the title company to ensure that when your closing day arrives, documents are accurate and complete and the project is executed without a problem. That’s our job, and we do it extraordinarily well.

We have found that our marketing effort, combined with our attention-to-detail during the escrow period, combine to make your move a smooth and seamless affair. It’s just the way it should be. After all, you’re busy packing your household, planning your new life. You’ve hired us to do the rest of the job.
