Denver Real Estate in LoDo
LoDo was Denver’s bustling commercial center from the 1860’s to the 1960’s. Early in LoDo's history, the railroad was built alongside the Platte River - and today the railroad and river are central to LoDo's identity.
This downtown area was undervalued in the 1960's and 1970's, and by the mid-1980's over thirty percent of LoDo's buildings had been demolished. Concerned citizens decided to protect the area’s remaining historic fabric and in 1988, the Denver City Council passed legislation creating the Lower Downtown Historic District.
Today, living in LoDo means a loft. There are two types of lofts in the Denver real estate market - hard lofts and soft lofts.
The difference?
Hard Lofts are converted warehouses and factories. The re-design purposefully keeps the integrity of the original building, with exposed brick, pipes and ductwork. Floors tend to be wood or concrete, and the kitchens are luxurious. Soft Lofts are new construction - offering some of the same amenities, but tending toward European styling with high ceilings and walls of glass.
Land in LoDo is zoned B-7, and new development requires architectural review, ensuring LoDo will retain its density and character in the future. There are currently 39 Denver loft project in the LoDo neighborhood. Here you can visit a few of them:

LoDo Neighbood Information
LoDo is easily Denver's favorite urban neighborhood - and with good reason. The historic warehouses and factories have been converted into luxury lofts, sharing space with restaurants, breweries and art galleries.
LoDo is host to four professional sports teams, something no other urban village can claim. Coors Field, at the north end of LoDo, is host to the Colorado Rockies. The Pepsi Center, just east of LoDo, is home to the Denver Nuggets and the Colorado Avalanche. And the Broncos play at Invesco Field at Mile High.
It's also just a few blocks from the Denver Center for the Performing Arts, the largest entertainment complex in the western United States. Home to ten separate theatres, the Ellie Caulkins Opera House, the Denver Ballet and the Colorado Symphony Orchestra, DPAC offers LoDo residents plenty of entertainment options.
Union Station, a jazzy redevelopment, still welcomes the AMTRAK train and links commuters with the RTD's light rail. In fact, Loft owners can walk to the Ski Train and hop a ride to Winter Park. Skiing has never been so convenient!
The Piton Foundation’s Neighborhood Summary includes LoDo in a larger neighborhood study. Union Station, reminiscent of the original Denver train depot, is an area bounded by I-25, 20th Street, Larimer Street and Speer Blvd. Today, the Denver Union Station redevelopment project will contribute to LoDo’s continued vibrant nature.
