Denver Real Estate - The Hilltop & Crestmoor Neighborhoods

Hilltop and Crestmoor  were planned in the late 1800’s, but in 1910 Hilltop only had 16 dwellings.  The 1925 relocation of the University of Colorado’s School of Medicine caused a serge in construction, and the influx of a staff of doctors set the residential standard fairly high. Hilltop & Crestmoor Community and Demographic Information

cranmer_299
The Cranmer Residence at 200 Cherry Street

Hilltop, at one square mile, is defined geographically as "Colorado to Holly, Alameda to 8th Avenue". Crestmoor continues eastward to Monaco Parkway.

Founded by a collection of businessmen between 1930 and 1950, the community's most famous resident was George Cranmer, Manager of Improvement and Parks for the City of Denver. Credited with aquiring and developing Red Rocks and Winter Park, Cranmer had an eye for geography. Noting a prominent rise in the Hilltop neighborhood, he constructed his own Mediterranean Renaissance home at 200 Cherry Street. One of Denver's best examples of the Mediteranean Renaissance style, the Cranmer House is thought to have the most favorable views of any residence in Denver.

The Hilltop neighborhood enjoys the prominence of several architectural styles. 150 South Bellaire features a horizontal Moderne style reminiscent of the Art Deco period. Designed by Raymond H. Ervin in 1937, it replicates the monastery built by Columbia Pictures for "Lost Horizon" that same year. While visiting the 100 block of Bellaire, note GN Smedegaard's Tutor "cottages", unique on the Denver landscape. Adding to the mix, the Joshel House at 220 S. Dahlia Street has been placed on the National Register as the city's best example of the International Style. The small home, built in 1951, was designed by Joseph and Louise Marlow.

Today the neighborhood is known for it’s architecturally diverse collection of homes set on spacious lots.  Hilltop and Crestmoor are separated by Holly Street with Hilltop to the west and Crestmoor to the east.  The neighborhood’s favorite park, Cranmer Park, enjoys 23 acres of protected mountain views. Additionally Robinson Park and Crestmoor Park provide residents with plenty of elbow room. From historic landmarks to 1950’s ranches to contemporary homes, these two central neighborhoods offer a broad range of residential choices to Denver’s discerning homebuyer.

The Piton Foundation Study for the Denver Office of Economic Development defines Hilltop as Alameda to Sixth and Colorado to Quebec - which includes the historic Hilltop neighborhood as well as Crestmoor and a pocket of Denver located east of Crestmoor.
