Cheesman Park Community Information
Cheesman Park has a storied past. It was first used as a cemetary in 1873, but fell into immediate disrepair. The city relocated the cemetery, assigned Reinhard Schuetze the task of designing a masterpiece - and a century later, Cheesman Park real estate is best known for an eclectic, energetic mix of high rise condos and silver-baron mansions.
First named “Congress Park”, the expansive park was later divided, forming two parks – Cheesman Park and Congress Park. The Morgan Historic District – a Denver real estate development of grand and architecturally unique estates - was created between the two parks.
Construction in the area took place between 1888 and 1917. As residential development boomed, property values soared. Cheesman was designed such that streets do not border the park, making it a haven for elaborate mansions. Highrise condo development in the 1950’s and 1960’s led to the destruction of many of the finest homes in the neighborhood. The Cheesman Park Mountain View Ordinance was enacted in the late 1960’s to prevent further view-compromising construction in this Denver real estate enclave.
Today, the Cheesman Park neighborhood includes three separate Denver Landmark Historic Districts—Wyman’s, Morgan’s, and Humboldt Island. These three neighborhoods offer Denver real estate options rarely seen elsewhere.
Morgan’s Addition is located east of Cheesman Park and south of the Botanic Gardens. Large, gracious homes line the narrow streets. The neighborhood contains Denver’s largest concentration of Colonial Revival architecture, in addition to Italian Renaissance, NeoClassical, Georgian Revival and Queen Anne architecture.
Humboldt Island is located between 10th and 11th Avenues on Humboldt Street, just west of Cheesman Park. This city block contains an eclectic mixture of Beaux Arts, Dutch Revival, French Eclectic, Tudor and Colonial Revival style architecture. Many of the mansions were remodeled into apartments and condominiums during the 1950’s and 1960’s, and Humboldt Street is a popular high density neighborhood of young urban professionals.
Wyman’s Historic District is located between Cheesman Park and City Park. This neighborhood contains Victorian and Post-Victorian architecture, as well as Prairie, Denver Square and Early Modern styles. It also contains one of Denver’s only Shingle Style homes at 1359 Race Street.
The Park - One of the main draws of Cheesman Park is its panoramic views. Standing in the marble pavilion, memorial, a 150-mile view of the Front Range is visible. The large, central lawn is perfect for relaxing on cool, sunny Colorado afternoons, or flying kites with the family. Cheesman Parks’ winding granite footpaths are popular with joggers throughout the year. In the summer, a variety of concerts take center stage.
