In the Exclusive Right-to-Buy, the buyer assures the Realtor that he/she is not currently using the services of another Buyer's Agent, and the buyer states his/her intent to use only one real estate agent for the term of the contract.

Failure to do so causes buyers to question the existence of latent and patent defects of the property.
Contract to Buy & Sell Real Estate - This is the contract between the buyer and the seller. It outlines all of the details pertaining to the sale of the property.
