Listed and Gone!

All three homes attracted solid offers. Two were nearly full-price, and one was above full-price.
What is the secret? It's quite simple, really. The homes were perfectly prepared for the Denver real estate market, and they were each priced correctly for the market.
They weren't underpriced. Underpriced Denver homes for sale cause Realtors to wonder, "What's wrong with the property?" Underpriced Denver real estate leads buyers to worry. Even Denver real estate appraisers approach underpriced homes with schepticism. It's critical in every market not to underprice the product.
They also weren't overpriced. In each case, we carefully studied the neighborhood sales trends and understood the local real estate market. We then priced the homes correctly.
More important than pricing today is condition. Denver home buyers notice new carpet. They notice new kitchen appliances and refinished hardwood floors. They especially notice new triple-pane windows, new front-load washers and dryers and new exterior paint. Those are the big ticket items that are critical to the maintenance and enjoyment of a single family home.
If you think about it, revolving credit is tight today. It's tough to get a credit card with a low interest rate that will allow you to buy the new fridge and washer and dryer. But if you find those appliances already installed in your new home, it will cost you less than $25 per month on a 30 year fixed mortgage. Denver real estate buyers know you can't beat that.
