Listed and Gone!

Three times this year, I have been honored to list a home that was perfectly prepared for the Denver real estate market. And three times, the homes sold within one or two weeks of listing.

All three homes attracted solid offers. Two were nearly full-price, and one was above full-price.

What is the secret? It's quite simple, really. The homes were perfectly prepared for the Denver real estate market, and they were each priced correctly for the market.

They weren't underpriced. Underpriced Denver homes for sale cause Realtors to wonder, "What's wrong with the property?" Underpriced Denver real estate leads buyers to worry. Even Denver real estate appraisers approach underpriced homes with schepticism. It's critical in every market not to underprice the…

20 Things Every Denver Realtor Knows

Denver real estate agents know what it takes to sell their Denver home in a challenging market and you should, too. Buyers generally spend less than 10 minutes viewing a home, cataloging a series of first impressions as they enter each room. Homebuyers quickly determine whether your Denver home for sale is warm and welcoming, and if it has been maintained.

Your Home’s Exterior

Much like a job interview, first impressions count in Denver real estate sales. For that reason, the importance of curb appeal cannot be overstated. Take time to prepare the exterior of your Denver home for sale by beautifying the driveway, landscaping and porch – and even the front door.

1. Manicure the lawn and shrubs. Ensure your garden areas are freshly mulched.
2. Remove all…

“If it ain’t broke, don’t fix it” is usually a good rule—except when it comes to your heating and cooling systems. Scheduling a technician to service your furnace by cleaning the lines and filters is absolutely essential. A thorough inspection reduces the risk of breakdowns and prolongs the unit’s life. And you save money: Your energy bill can jump as much as 5% to 10% each year that you omit annual maintenance, due to reduced efficiency. Here’s the lowdown on furnace maintenance.

Who does the job?

Denver is fortunate to have Garvin’s Sewer Service, a heating, cooling and plumbing company that puts customers first. Visit their website and read the testimonials and you’ll learn why Garvin’s customers consistently refer them to neighbors and friends.

The Loveland Ski Area opens today, the earliest day in 40 years. As I look west beyond the still-green trees to the snow-capped peaks, I can imagine the possibilities.

There are possibilities to imagine here, as well. The Denver real estate market has suffered some bumps and bruises this year, but on the whole we're doing okay.

Some markets have softened, particularly higher-priced townhomes and condominiums as well as Denver luxury homes. But the entry and mid-priced homes in most neighborhoods have held steady or seen modest increases.

Platt Park, located south of I-25 and west of Downing, has performed particularly well. A modest community of brick bungalows and friendly neighbors, 91 Platt Park homes have sold in the first 9 months of 2009. With a…
