$6,500 Income Tax Credit
The U.S. Congress just passed a new tax credit for existing home owners that want to buy a home. The law is quite simple. You have the choice of selling your current Denver home or keeping it. And the income levels are generous: $150,000 for single filers and $225,000 for couples filing jointly. If you are curious about this tax incentive, call us at (303) 718-4148. $8,000 First Time Homebuyer Tax Credit Extended
The First Time Home Buyer Tax Credit has been extended to April 30, 2010. The U.S. Senate voted 98-0 and the House of Representatives voted 403-12 to extend the tax credit and widen it’s reach.
First-time home buyers — or people who haven't owned a home in the previous three years — can obtain the $8,000 tax credit if they meet the following criteria: Individuals earning less than $125,000 or couples earning less than $225,000 will receive the $8,000 tax credit if they have not owned a home in the past three years. The purchase price is capped at $800,000, and purchasers must live in the residence at least 3 years or the tax credit must be repaid.
The tax credit extension requires purchase agreements are signed by April 30, 2010 with a closing date by June 30, 2010. Buyers can claim the credit on their 2009 taxes, even if the purchase was made in 2010 by filing an amended return.
The Denver real estate market is poised to take full advantage of the tax credit. Many areas, including Washington Park, Southmoor and Highlands Ranch have appreciated in value during the economic downturn. With low interest rates and affordable choices, Denver home buyers will benefit during the upcoming year.
