Denver Real Estate News

John Burns Real Estate Consulting recently released housing data for the major metropolitan areas, finding that 2009 is a very affordable year in which to buy Denver real estate.

Since they began tracking data in 1981, there has never been a better time to buy a home. The median income household needs only 27% of their income (an all-time low) to qualify for the median-priced home, and that household is also only paying 3.3 times their income for the house (3.1 is the all-time low).

Long-term-oriented home buyers in Denver have an unprecedented opportunity today. The $8,000 first-time homebuyer tax credit provides a further reward to buy instead of rent, and the mortgage interest tax credit reduces the tax burden of homebuyers even further.

Today in Denver, the current housing cost/income ratio is 20%. With a 33% historic average, it's easy to see that's its a great time to buy Denver homes for sale.

Denver is a young and vibrant metropolitan region full of recreational and cultural amenities. It’s called the “Mile High City” because our elevation is one mile above sea level. Our history is brief: The city was established by a party of prospectors at the confluence of the Platte River and Cherry Creek in 1858. They found gold at that location and a small but thriving economy was soon established. The community was named for James Denver, Governor of the Kansas Territory.

Denver grew into the banking, minting, supply and processing center for the Rocky Mountain region. Between 1870 and 1890, Denver’s population grew from 4,759 to 106,713. Today, the city of Denver has population of 596,582 and the surrounding region, known as the Denver Metro Area, has a population of 2.8 million people.

The City of Denver has 77 unique neighborhoods and 31 surrounding suburban cities. From urban lofts to spacious ranches, the Denver metro area offers something for everyone.

Denver – Commerce and Culture

Denver is located on the high plains at the eastern base of the Rocky Mountains. We enjoy a sunny climate averaging 13 inches of precipitation a year. Newcomers marvel at our intense blue sky - we have over 300 days of sunshine each year – and the warm Chinook winds enable us to enjoy skiing one day, golf the next.

Our population is frequently rated as highly-educated and very healthy. The Denver metropolitan area has a diverse economy including oil and gas, skiing and tourism, electronics, computers, aviation and telecommunication. We are, in fact, the nation’s largest telecommunications center. Denver also has more federal employees than any city outside Washington, D.C. Our regional library systems are ranked very high by the American Library Association and our readership is above most regional areas.

With our diverse economy, educated population and mild climate, Denver is consistently rated as one of the top places to live and work in America. We have more public parks than any other mid-sized city, and we offer an astounding list of cultural amenities and recreational opportunities. Notable institutions include the Denver Museum of Natural History, the Denver Public Library, the Colorado History Museum, the Denver Art Museum, and the Denver Center for Performing Arts. Our suburban cities add to the cultural fabric of our community, with living history museums, performing arts centers and small town bands across the metro area. A local favorite, First Fridays Art Walk is a celebration of the visual arts that can be enjoyed in several communities across the Front Range.
